Government grants and concessions may be available to eligible buyers, depending on their circumstances and the requirements in place at the time of purchase.
Eligible first home buyers may be able to access the Queensland First Home Owner Grant when purchasing or building an eligible new home. Buyers purchasing vacant land to build their first home may also be eligible for transfer duty (stamp duty) concessions, which may reduce the duty payable, potentially to nil.
Eligibility requirements, property values and other conditions apply. For the latest information, visit the Queensland Government websites linked above.
Eligible buyers may also be able to access the Australian Government’s 5% Deposit Scheme, which can help eligible buyers purchase a home with a deposit of as little as 5%, subject to the scheme’s requirements.
Buying land off the plan means purchasing a lot of land before it has been fully developed, or title registered. Instead of inspecting an existing lot, you’re buying based on proposed plans, subdivision designs, and expected completion timelines. Once the civil construction of the stage is finished and the land is officially registered, settlement occurs and you can begin building your home. This approach is common in new estates and growing regional areas where masterplanned communities are still being delivered.
No, you don’t need a final house design before purchasing land off the plan. Most buyers secure the land first and then choose or refine a home design afterwards. However, it’s important to consider design constraints such as lot size, frontage, building envelopes, and Mirabel | Springace Village Housing Design Guidelines to ensure your preferred home design will fit the lot. Many builders offer pre-designed floorplans tailored to specific lot types, which can make the process easier for first home buyers.
In addition to the land price and building contract, there are several additional costs to consider. These may include stamp duty on the land (depending on your eligibility for concessions), legal and conveyancing fees, site costs such as soil testing and excavation, council and utility connections, fencing, landscaping, and upgrades to fixtures and finishes. You should also factor in potential holding costs between purchasing the land and starting construction.
Speaking with a mortgage broker and builder early can help you understand the full costs involved and plan your budget before committing.
Please note: Your land contract is separate from your building contract. The land is sold through Urbex on behalf of the Mirabel joint venture, and you will need a separate building contract with your chosen builder to construct your home.
The timeframe depends on when the land is registered, your builder’s schedule and whether all required approvals are in place. Construction can generally begin once settlement has occurred and the necessary approvals are secured.
Build times for a standard home typically range from 6–12 months, depending on the home design, weather conditions and contractor availability. Delays can also occur during periods of high demand or due to supply chain constraints, so it’s important to allow for flexibility when planning your build.
Timeframes also apply to building your home and completing landscaping and fencing after settlement. Further information will be provided in the Housing Design Guidelines and supporting documentation available with the first land release.

Yes. At Mirabel, you are free to choose your own builder when purchasing land off the plan. While house and land packages will be available through a selection of partner builders, you are not restricted to them or to any specific builder. This flexibility allows you to compare builders, choose your preferred design, and tailor your home to your budget and lifestyle.
